RICS survey AND report (levels 2 and 3)

Why choose a Survey?

Purchasing a new home is an exciting time! You wish to move in and know that the property is in a good condition with no surprise issues that will require repair, which will add to your costs and can cause you unwanted stress.

An RICS survey report details every element of the property. From the roof to the floors, grounds to garages, and all the services in between. The process works like this:

  • Inquire about a quote and we will book you in and arrange with the agent/vendor for an inspection.

  • A surveyor will carry out a detailed visual inspection of the property.

  • A report will be produced using the easy-to-read traffic light system to highlight significant defects, risks and legal issues.

  • The surveyor will phone you after you have received the report to discuss the findings for your peace of mind.

  • The report will include advice on how to rectify any issues as well as including:

Issues that require further investigation by a specialist.

                 General maintenance advice.

                 Safety hazards and risks.

A list of any legal issues to pass to your solicitor.

According to the RICS, people spend an average of £5,750 on repairs after buying a new home. If costly repairs arise due to the report's findings, you may be able to negotiate a better price for the property or negotiate repair work with the seller before the transaction takes place.
